Ice Jams
Ice Jams
Ice jams during the winter months are creating problems with roofs and foundations. Heavy snows, melting and freezing all contribute to ice jams that can form above the gutters and along roof lines and prevent water from flowing into gutters and downspouts.
To help in the prevention of these jams, remember to clean out gutters and down spouts after leaves have fallen in the fall so water can flow through them. After heavy snows it is a good idea to remove snow from above the gutter line, approximately three feet back so jams will not form. A roof rake is a valuable tool in this process. Furthermore, it is a good idea at this time to check sewer vents and roof vents to assure they are not blocked and proper venting is being maintained. Blocked roof vents can cause moisture build up in the attic and on the underside of roof sheathing causing damage and mold. Proper venting is also essential for insulation r-values.
Another area of concern is along the foundation as ice jams in this area can cause melting snow to run into basements due to water not being able to run off into the yard. It is recommended if this is an ongoing problem that you build up with dirt along the foundation to divert water away. Additionally remove the snow build up along the foundation to help prevent water due to melting snow from running into foundations.
Although these tips may help, severe winter weather may still cause damage. We can only recommend these tips to residents and landlords and hope prevention is a cure. In the event that water leaks in, it is recommended that repairs are made immediately as mold and mildew in attics and insulation are a health concern and also cause damages such as the rotting of roof decks, ceiling joists, and rafters. Report these problems right away to landlords as they might not be aware of the problem.
